Using this site

These terms apply to zenithcommercial.ca. By using the site, you agree to them. If you do not agree, please do not use the site. "We" and "us" mean Zenith Commercial.

Who we are

Zenith Commercial is a real estate brokerage licensed by the Real Estate Council of Alberta, with its office at 12230 106 Avenue, Edmonton, Alberta. This site advertises our services and the properties we are marketing.

Listing information

• Listings describe properties for lease or sale. A listing is not an offer and does not create a contract.
• Listing information comes from owners, landlords and other sources. We take care with it, but we do not guarantee it.
• Areas, rates, additional rent, prices, zoning, availability and other details can change, and a property can be leased, sold or withdrawn without notice.
• "On request" means we have not published that figure. Ask us and we will share it where we can.
• Maps come from Google and show an approximate location.
• Photographs on our service pages illustrate a type of property. They are not listings.
• Check anything that matters to your decision yourself, and with your own lawyer, accountant, inspector or other advisers. Nothing is binding until it is in a written agreement signed by the parties.

Groundwork and other articles

Groundwork articles and the rest of the site's content are general information. They are not legal, tax, accounting, financial, investment or appraisal advice, and they may not fit your situation. They were accurate when written and may since be out of date. Get professional advice before you act.

An enquiry does not make you our client

• Using this site, sending an enquiry or booking a call does not create a client or agency relationship with us. A client relationship starts only when we both agree to it, normally in a written service agreement.
• We often act for the landlord or seller of the properties we list, so if you ask about a listing we may be working for the other side. Until you know whom we represent, do not send us anything you would not want that party to know, such as the most you would pay.

Our content

• The text, photographs, drawings, video and design of this site belong to us or are used under licence. Where a photograph is used under a licence that asks for a credit, the credit appears with it.
• You may view the site, print pages and share links for your own use or your business's internal use.
• Do not copy, republish or sell our content or listings without our written permission, and do not present our listings as another brokerage's.

Acceptable use

Do not use the site to break the law, to send false or automated enquiries, to try to get into areas or systems you are not authorized to use, to test the site's security without our written permission, or to interfere with how the site works.

Other websites and maps

The site links to other websites and shows maps from Google. We do not control those services and are not responsible for them. The maps are subject to Google's own terms.

Disclaimer and limit of liability

The site is provided as it is. We do not promise that it will always be available, error free or up to date. To the extent the law allows, we are not liable for any loss or damage that comes from using this site or relying on its content, including lost profits, lost opportunities and indirect losses.

This does not limit any liability that cannot be limited under Alberta law, and it does not change what we owe you under a written service agreement or under the Real Estate Act.

Governing law

These terms are governed by the laws of Alberta and the federal laws of Canada that apply there. Any dispute about them goes to the courts of Alberta.

Changes

We may update these terms. The version on this page, with its effective date, is the one that applies.
