Managing It the Way You Would

Your asset is your business. Here is what it actually means to manage it the way an owner would, and why our management team sits next to the brokerage rather than apart from it.

Every property manager will tell an owner they treat the building as their own. It is worth being specific about what that involves, because it is not a sentiment. It is a set of habits, and they are checkable.

Cash flow comes first

Protecting cash flow is the owner's number one priority, so it is ours. Everything below follows from that.

In practice it means three things. Full financial reporting, so you can see the position rather than ask for it. Your approval on every quote before any work proceeds, so nothing is committed on your behalf. And analysis of what the building is telling us, so we are getting ahead of problems before they become problems.

That last one is the difference between a manager and a caretaker. Anything can be fixed after it breaks. The value is in the things that never get that far.

Onboarding, from beginning to end

We manage tenant onboarding start to finish, and it helps enormously that we work alongside the commercial brokerage side of the business.

That connection changes what is possible. We are not filling a vacancy with the next available applicant. We are looking for the right tenant for that location, and confirming they are a fit before anyone signs, because the brokerage team already understands what the market holds.

Once a tenant is in, they know exactly who to contact if anything goes wrong. That is one named person, present from the beginning of the relationship to the end of it, not a queue or a shared inbox.

What that gives the owner back

The practical effect is that the day-to-day leaves your desk.

All the small things a tenant needs, the questions, the coordination, the things that are individually minor and collectively constant, come to us. You get your time back and can put it into building your business instead of running a building.

That is the actual product. Not a report, though you get those. Time, and the confidence that nothing is quietly going wrong while you are looking elsewhere.

Treating it as if we own it

Your asset is your business. It is your location and your building, and we manage it the same way you would manage it as an owner.

Which means we inspect before we take a property on, so we know what we are inheriting and you know what we found. It means we would rather bring you an uncomfortable finding in year one than manage around it until it is urgent. And it means the standard we apply is the one we would want applied to our own buildings, including the ones we occupy ourselves.

Everything gets taken care of from A to Z, and where it does not, you hear about it from us first.

If you own commercial property and are not certain what condition it is actually in, that is the conversation worth having.

Talk it through.

If any of this is live for you right now, Zenith Commercial advises owners, tenants and investors across the Edmonton market.
